Pre-Qualification

Pre-Approval

While knowing what you are able to afford is the first step, making the sellers more receptive to you as a potential buyer by getting pre-approved for a mortgage is the next. This way the buyer already has a commitment in writing from the lender for a certain amount. So, assuming the property you are interested in is at or below the amount you are pre-approved for, the seller will immediately know that that you are a serious buyer. Costs for pre-approval are minimal and lenders will usually allow you to pay them whenever you close the loan.

Lists of Needs & Wants

Make sure to make separate lists of your needs and wants in your home. The list of “need” items should include only things that are absolutely necessary such as the amount of bedrooms that are needed for your family size, or having a one-story house if accessibility is a factor, etc. The second list should include any items that you would like to have included in your home purchase but that are not absolute must-haves, such as having pool access or having a home theater room. Realistically it is unlikely that your new home will have everything on your wish list, but making the list will help you keep track of what you are looking for and will make the decision of choosing your perfect home a little easier.

Professional Representation

While the seller is likely to have a real estate agent handling the transaction, it is also highly recommended to hire your own real estate agent that will be working for you to service your needs in the buying process.

Focus & Organization

As a buyer, be sure to stay organized in your process of looking through properties. Be sure to keep on file the properties that you are interested in seeing, or that you may have already visited with your agent. Bring a pen and paper to take notes as you search. It may also be helpful to bring an instant or video camera with you to help refresh your memory, especially if you will be visiting a few different showings.

Is there enough space for your items? Is there enough light? Does the layout of the house suite your needs?

Be Objective

It can be difficult to not think with your heart when you think you found the perfect home, but it is important to be objective in your search and think with your head. Does this home meet all of your needs? There are many houses on the market, and it may be beneficial to wait rather than make a hasty decision that you will later regret.

Be Thorough

While we know you can’t wait to move into your new home, it is important to be thorough in the buying process. Such essentials as having the property inspected by a professional inspector and requesting a second walk-through before closing to ensure no changes have been made that were not agreed to may save you big on expenses in the long run.
